South Florida House Answers

About South Florida House Answers

South Florida House Answers is a private site for owners and heirs of hard-to-sell houses in Miami-Dade and Broward. It exists because the questions people have about an inherited house, a code lien or a tax certificate are hard to get straight answers to, and a lot of what's online is out of date.

Each guide here explains one situation in plain English, using the Florida statutes and the Miami-Dade and Broward county offices that actually handle it. Each one links to its sources and shows the date it was last checked.

What we do

If you want to sell a house as-is, you can ask us to look at it and make you a written cash offer. You don't have to make repairs or clean it out first. We set the closing date together, around what works for you. We're a private local buyer, not an agent, so we don't list houses or represent sellers.

Talking to an agent or attorney is fine

Please do, if it helps. An agent can tell you what the house might sell for on the open market, and that's often more than an as-is offer. A probate or real estate attorney can tell you who has the right to sign and what the court needs. We're happy to work with your agent, your attorney and your title company, and you can show them any offer we make.

A private site

This site isn't connected to any court, clerk, property appraiser, tax collector or other government office. The guides are general information, not legal or tax advice.
